Points to ponder

Before buying an apartment or villa, it is good to give the following aspects a thought.
  • Define your home - Why do you want to buy a home? For self-occupation or for investment? Your preference of apartment size? How many bedrooms do you require?
  • What should be the optimum size of each room? Does it meet your present and possible future requirements? This check should simultaneously be made for sizes of living room, dining room, kitchen and balconies.
  • Define you budget, which can also include the loan component.
  • Does the access road to your home have at least 5meters width? Otherwise it would be difficult for two vehicles to pass comfortably. 
  • Does the area have adequate power and water supply? 
  • Scrutinize the layout of your apartment for free flow of natural light and air and privacy.  
  • What are the amenities provided? A few that count for a quality life are recreation facilities to play around, children’s play area, landscaped surroundings and round-the-clock security etc
  • What are the specifications offered?
  • Do the legal scrutiny. Before purchasing an apartment, demand for a copy of the title deed, and once you make the necessary payments get your rightful undivided share in the land registered in your name. 
  • Will your builder be able to deliver on time? It will normally take 18 to 30 months for completion of a villa or high-rise apartment project. Does your builder use an experienced project management team to not only execute on time but with the stipulated quality? Alternatively your builder may have a good track record.
